Naturally, the only proper way to debut our neighborhood spotlight series is with our own neighborhood, Sloan’s Lake!  

Come to this portion of the HomeBirds blog for a little bit of insight into Denver’s neighborhoods.  We’ll discuss property values, neighborhood feels, and likely our favorite places to eat or hang out in each area.  If you’re moving from out of state, or considering changing neighborhoods, we hope these posts help with your decision making.

Sloan Lake

A.k.a Sloans.  

Apparently there was a farmer named Thomas Sloan who dug a well and accidentally made a lake. Major whoops! The lake is completely flat and about 2.5 miles around. It’s the perfect jogging distance for people of lack luster physical ability, like us ;) In all seriousness, it’s a pretty awesome slice of nature SUPER close to downtown. What’s not to love?!

Statistics because #numbers

  • Denver defines the border of this neighborhood as: Sheridan East to Federal, 29th Avenue South to Colfax, excluding a small portion from 19th to Colfax - SEE MAP

  • Median sold price in 2018 so far:

    • $591,495 Attached single family homes (increase from $485,728 a year before)

    • $640,000 Detached single family homes (increase from $553,500 a year before)

  • Part of ground zero for the advent of the ‘Slot Home’ -A row home (4-6 units usually) that goes from front to back into a lot. If you’re into a low maintenance home, Sloan’s has town homes galore!

  • Lots of construction and one of the hottest development areas in the city due to favorable zoning (which has recently changed).  The area has undergone rapid gentrification and therefore a steep increase in property values.

  • Currently under construction is the prestigious Lake House.  A 12 story condominium building with units starting in the $400,000s and rising well into the millions.  Wowza! The high rise will come with some new retail. We’re crossing our fingers for a smoothie shop. #acai

  • Great walkability and a lovely balance of the colorado outdoors with majestic mountain views. Easy access to shops and restaurants! You can drive to quite a few of the major entertainment districts within minutes. i.e. Highlands, Lo-Hi, Downtown. The neighborhood also borders to Broncos Stadium at Mile High. #noflyzone

  • Speaking of Restaurants, visit Highland Tap and Burgers’ sister spot- Sloan’s Tap and Burger and then catch a movie at Alamo Draft House.  Don’t miss the previews of the previews (seriously!) Alamo produces their own and they. are. hilarious.
